Halfway between Verona and Vicenza, in Gambellara, famous for its Garganega and Regioto wines, ancient and very charming farmhouse, called Palazzetto Ardi, for sale.

This property was built by the noble family of Thiene Counts at the end of the 15th century in order to manage and store the surrounding harvest. This has never ceased being the heart of Torri di Confine ever since and one can still find the old wood-burning oven once used by the families of this area to produce bread.

The farmhouse has been restored and still retains its main characteristics, it's been furnished according to the Venetian style, yet with some modern details, in order to create a special combination between the two periods. At the moment, the structure is used as private dwelling, as rural company producing organic food, and as agritourism activity. Ultimately, this whole property may be used as a residential one, for instance by several families, given its dimensions. The balconies are now undergoing restoration; as a result, the energy efficiency class will be improved.

In the small central part connecting the country house to the big Venetian barchessa, there's a charming flat (70 m²) in case usable by a couple of caretakers, unless one wants to rent it out!

The building is magnificed by 2 big fireplaces, situated in the main halls. They are fascinating and have a strong effect; they create a positive contrast with the sobriety of the outside and the entrance that surprise the guest, as weel as the proportions and the good acoustics.

The furniture has some common molds that give unity to the whole, always avoiding standard repeats, also in the professional rooms (for example bedrooms, dining rooms). The price includes the essential machinery, equipment and furniture bought for the agricultural activity and the agritourism, listed as fixed asset (cespiti aziendali) that are still part of the sinking fund. They are immediately usable and give an income to the investment. Some pieces of furniture of the owners or some furnishings situated in the personal rooms of the current owners are excluded from the price.

The building can be sold only with the land on which it stands (a little less than 3,000 m²), composed of garden with fruit trees, bushes and roses. Otherwise, one can buy also the extended plot of land, 26,161 m², cultivated with Vicenza d.o.c. Vineyard (Cabernet Franc, Cabernet Sauvignon, Garganega), vegetable garden, mixed orchard. There are also fences for animals. In addition, 400 m from the main area of the property, there's a 7,000 m² plot of land, usable for 7 years (rented). There's the possibility of enlarging the land by purchasing the adjoining ones. The current property was entirely surrounded with an hedge according to the principles of biodiversity and environmental balance. It has been cultivated with organic farming for 18 years (the first 3 years for the conversion). The whole land is irrigated with an appropriate system: there is a natural source of water, used also from the house and the agritourism. From the analysis done every three months, according to the business plan of the haccp, the values respect the legal standards.

Then, there's even the possibility of building extra buildings in case you want to buy extra land, thanks to the request accepted by the town hall. For instance, one can build horse stables or a breeding farm for dogs.


Location

In the heart of the Veneto region and close to all the most important roads of Northern Italy (A4 motorway, 3 km from the Montebello toll booth, Milan-Venice railway, 0.5 km from the station of Lonigo and 5km from the one of S.Bonifacio). The “Palazzetto” is perfect for those willing to get to important cities of art within 20-50 minutes (Verona, Vicenza, Padova, Venice), even without using the car. Alternatively, one can get to discover the “Ville Palladiane”, of which the Venetian countryside is full of, maybe riding your bike along a cycle path. For those who love small villages and amazing wines, the perfect spot for you is the close Soave.

During summers, you can definitely enjoy the ancient thermal baths in Caldiero (6 km, going towards Verona), which were famous even during the Ancient Rome. Naturally, a must see is Lake Garda, the largest Italian lake. There is also plenty of mountain destinations, such as the Piccole Dolomiti, where you can of course practise winter sports. You will be also given the possibility of tasting incredible cheese, by the mountains of Lessinia, also rich in potherb!
