Varna is a small municipality located to the north of the town of Bressanone, situated in a strategic position along the historic Brenner route.
The noble residence is situated in the heart of the village and holds significant historical importance, having been referenced in local history books since the 13th century and originally forming part of the nearby Novacella Abbey complex. The most recent restoration, carried out in 2015, preserved all the architectural features typical of the period of construction in the Renaissance style of 1654, such as the double-arched windows with central columns, the characteristic polygonal corner bay windows, and the vaulted ceilings inside.
The name "Stieglhof" refers to the distinctive external staircase leading to the main floor entrance, where the salons were once located. Currently, the first floor houses the principal residence, including the Austro-Hungarian style living room, which also served as a courtroom, entirely lined with wood and featuring a fully operational historic ceramic stove dating back to 1937, two bedrooms, a kitchen, and two bathrooms.
The upper floor has two apartments, a one-bedroom and a three-bedroom unit, presently leased, offering a valuable income opportunity. The lower level, internally connected to the first floor, hosts an exquisite wine cellar, a bathroom, an additional storage cellar, and provides two direct external accesses to the private garden.

La dimora nobiliare si trova nel centro del paese e ricopre una rilevanza storica notevole, essendo menzionata nei libri di storia locale già dal XIII secolo e facendo parte dell'originario nucleo della vicina Abbazia di Novacella. Così ora al primo piano abbiamo la residenza più rappresentativa, con la stube in stile austro-ungarico, che veniva usata anche come tribunale, completamente rivestita in legno e con l'antica stufa in maiolica risalente al 1937 perfettamente funzionante, due camere da letto, la cucina e due bagni.
Al piano superiore trovano spazio due appartamenti, un bilocale e un trilocale, attualmente locati, che offrono un'interessante opportunità reddituale. Il piano inferiore collegato internamente al primo piano ospita una splendida cantina dei vini, un bagno, una ulteriore cantina e ha due accessi diretti verso l'esterno con il giardino di proprietà.

Der Adelssitz befindet sich im Ortszentrum und besitzt eine bedeutende historische Relevanz, da er bereits im 13. Jahrhundert in der lokalen Geschichtsschreibung erwähnt wird und ursprünglich zum Kloster von Novacella gehörte. Die letzte Restaurierung erfolgte im Jahr 2015 und erhielt sämtliche architektonischen Elemente aus der Bauzeit im Renaissance-Stil von 1654, wie beispielsweise die doppeltbogigen Fenster mit Mittelsäule, die typischen polygonalen Eckerker oder im Inneren die Gewölbedecken.
Der Name Stieglhof" verweist auf die charakteristische Außentreppe, die zum Eingang des Herrschaftsgeschosses führt, wo sich einst die repräsentativen Salons befanden. So befindet sich heute im ersten Stock die repräsentativste Wohneinheit mit der im österreichisch-ungarischen Stil eingerichteten Stube, die auch als Gerichtssaal diente, komplett mit Holz verkleidet und mit dem perfekt funktionierenden Kachelofen aus dem Jahr 1937. Zudem gibt es zwei Schlafzimmer, eine Küche und zwei Badezimmer.
Im oberen Stockwerk befinden sich zwei vermietete Wohnungen - eine Zwei- und eine Dreizimmerwohnung -, die eine interessante Einkommensmöglichkeit bieten. Das untere Stockwerk, das intern mit dem ersten Obergeschoss verbunden ist, beherbergt einen wunderschönen Weinkeller, ein Badezimmer, einen weiteren Kellerraum und verfügt über zwei direkte Ausgänge zum Garten, der zum Anwesen gehört.

Actuellement, le premier étage abrite la résidence principale, comprenant le salon de style austro-hongrois, qui servait également de salle d'audience, entièrement revêtu de bois et équipé d'un poêle en céramique historique parfaitement fonctionnel datant de 1937, deux chambres, une cuisine et deux salles de bains.
L'étage supérieur comprend deux appartements - un deux-pièces et un quatre-pièces - actuellement loués, offrant ainsi une opportunité de revenu intéressante. Le niveau inférieur, relié intérieurement au premier étage, abrite une magnifique cave à vin, une salle de bains, une autre cave de rangement, ainsi que deux accès extérieurs directs vers le jardin privé.
