Situated on the hills of Montenero, at 200 mts above sea level, the villa overlooks the port town of Livorno (population 170,000). It is 9 km from the centre of the town
The villa is surrounded by 1700m2 of completely fenced terraced gardens, which contain hundred-year-old trees and numerous areas offering cool shade in the summertime. There is a sunbathing area. All around the house and gardens there are magnificent views of the sea, the hills surrounding Livorno and the town itself.
There is no swimming pool.

The villa
The villa was built around the end of the 19th century and the beginning of the 20th century and has been renovated numerous times.
It covers 200sq.mt and it laid out on two floors: the day zone on the ground floor and the night zone on the first floor.
In July 2002 renovation works were completed. They involved the kitchen (including fittings), both upstairs bathrooms and the facilities in the room with two beds. The wiring and plumbing was brought up to EC regulation standard.
The day zone comprises the 4 main rooms, plus annexes:
1) spacious living room with fireplace, sofa and armchairs, leading to  2) dining room. These two rooms are furnished with original late 19th century English furniture, original floors, and carpets 3) spacious study with work table, library shelving and glass-fronted bookcases.
All the rooms in the day zone are well-lit and have French windows connecting the rooms to the gardens surrounding the house. There are beautiful sea views. 
4) spacious kitchen, newly fitted out in May 2002, 
The night zone consists of 4 large main rooms, plus annexes:
1)   large double bedroom with bathroom containing shower, 2) double bedroom with bathroom containing shower (newly fitted May 2002) 3) bedroom with 2 single beds with hand basin and bidet covered by boiserie, 4) large bathroom, completely renovated in May 2002, containing a large Jacuzzi bath with hydromassage, shower and full facilities.
 The gardens contain a LARGE GARAGE, the roof of which forms a marble terrace

How to get to the villa
Leave the Sestri Levante – Rosignano Mar.mo motorway at Livorno and follow the dual carriageway south for a few km until you reach the exit at Montenero. The house is 3 km from this exit.
The area is connected to the town by public transport.
There are food shops in the area. The nearest large supermarket is 4 km away at Ardenza.
The nearest post office is 1 km.
There is a police station (carabinieri) at 800mt.

The sea is around 4km away on made-up roads. Both free beaches and bathing establishments are available.
