It’s a romantic apartment located in the historic center of Capalbio, a cool and breezy medieval town, and overlooks the ancient walls of the town, walls that are wedged in by the sea and the pleasant and peaceful Maremma countryside.
The furniture is vintage, refined and elegant but without the need of having to sacrifice any of the modern comforts: two bedrooms, a living room, four beds (+1), two bathrooms, a kitchen and air conditioning in the bedrooms.  The apartment is located in the historic center of the town and near Piazza della Chiesa (just under the Collacchioni castle).
Capalbio is located about 12 km from the sea, 86 km from the mountains and 130 km from Rome.  The spectacular and unique  "Giardino dei Tarocchi” is only 15 minutes away by car.  It’s a house which was built in the 1800s and is truly a "magical" place for the kids.
We inherited the apartment in 1972 as it belonged to my grandfather Rosario’s second wife who then inherited it from his brother, the town’s parish priest.  Between the end of the 1800s and the beginning of the 20th century a widow had also lived and worked there as the parish’s “housekeeper” while her son had been a navy commander who had traveled around the world. The house remained afterwards empty for about 40 years.  The townsfolk then called it the “phantom house”.
When we carried out some renovation work we not only tried to preserve as much as possible its original appearance but we also found some "treasures" which were hidden in the walls (ancient coins from all over the world and other objects from that period that also included some short and funny messages).  We ourselves had a lot of fun concealing other "treasures" (such as objects and toys from that period together with our own short messages).  The room temperature during the summer and winter is also fairly comfortable because of the thickness of the walls.
We spent a lot of wonderful moments there with my wife Laura and our three children Paolo, Andrea and Chiara as they were growing up.
The best time was during the Epiphany holiday period when the kids would wake up in the morning and they’d quickly rush to see if the Befana (the “Good Witch”) had come down the chimney during the night to leave them presents in special socks which hung over the fireplace.  They also had a lot of fun making sure that the Befana had eaten the cookies, drank the milk and took a bite from the apple that they had left for her the night before right next to the chimney.
