The area
This is an old farmhouse located just outside the highly sought-after walled town of Candelara, in the hills just outside the city of Pesaro on the Adriatic coast.

The house
The house benefits from being in the countryside but within easy walking distance of Candelara. It lies in an incredibly panoramic position, overlooking the valley to the south east, and with a view of the walls of the city of Candelara to the north. 

The downstairs floor consists of a large living room and spacious dining room and kitchen. Upstairs there are currently 2 bedrooms with wonderful views over the valley. There is also a storage area and a bathroom upstairs, and there should be ample space to create a third bedroom. I believe it should be possible to create a second bathroom downstairs too.

Annexed to the house is an ample garage and cellar storage area, and a small stable at the back. The house is heated and can be lived in as is, but there is plenty of opportunity to restore and personalise.

There is a driveway, and small garden area leading to a field, where up to 1 hectare of land can be acquired with the house. 

The surrounding area
Just a short walk from the house, with the walled town of Candelara, there is a small general store and a restaurant. It is also a short walk to the nearest bus stop, with regular hourly transport to Pesaro and the nearby Santa Maria dell'Arzilla. In the surrounding area there are plenty of other facilities for eating out, and there are many other exquisite walled towns nearby, including Novilara, Ginestreto and Montelabbate.  The historical city of Urbino lies about 30km inland.

Pesaro and the coast
Candelara is located 15km from the elegant coastal city of Fano to the south, and 8km from the coastal city of Pesaro, a lively cultural centre, with plenty of fine shops, supermarkets, cinemas and a great weekly street market. Pesaro is the birthplace of Rossini, who is celebrated each year by an Opera Festival of international fame dedicated to his work.

The beach is 4km away (the way the crow flies) and a 10 minute car journey away. There is a wonderful stretch of sandy beach between Pesaro and Fano, with a mild and warm sea. Some areas have managed beaches, but there are plenty of open stretches of uncrowded beach.
