{"id":485,"date":"2021-01-10T00:00:27","date_gmt":"2021-01-09T23:00:27","guid":{"rendered":"https:\/\/se.gate-away.com\/blog\/?guide=property-taxation-svenska"},"modified":"2025-01-08T14:55:28","modified_gmt":"2025-01-08T13:55:28","slug":"fastighetsbeskattning","status":"publish","type":"guide","link":"https:\/\/se.gate-away.com\/blog\/kopguide\/fastighetsbeskattning\/","title":{"rendered":"Fastighetsbeskattning"},"content":{"rendered":"\n<p>Om du undrar hur mycket det kostar att k\u00f6pa och \u00e4ga en fastighet i Italien kan f\u00f6ljande analys f\u00f6rhoppningsvis klarg\u00f6ra fastighetsskattesystemet i Italien f\u00f6r n\u00e4rvarande.<\/p>\n\n\n\n<p>Det finns i princip <strong>2 kategorier av avgifter som alla, bosatta eller inte, m\u00e5ste betala<\/strong> efter att ha k\u00f6pt en bostad i Italien:<\/p>\n\n\n\n<p><strong>1)<\/strong> <strong>Avgifter som r\u00f6r \u00f6verf\u00f6ring av egendom<\/strong>, t.ex. <em>registreringsskatt<\/em> (imposta di registro), <em>inskrivningsskatt<\/em> (imposta ipotecaria), <em>skatt p\u00e5 inskrivning i fastighetsregistret<\/em> (imposta catastale) och merv\u00e4rdesskatt (IVA). Merv\u00e4rdesskatt tas i allm\u00e4nhet ut p\u00e5 k\u00f6pet f\u00f6r fastigheter som k\u00f6ps fr\u00e5n ett renoveringsf\u00f6retag eller en byggherre inom fem \u00e5r efter det att arbetet med fastigheten har slutf\u00f6rts. De \u00f6vriga tre skatterna (registreringsskatt, inskrivningsskatt och skatt p\u00e5 inskrivning i fastighetsregistret) baseras vanligtvis p\u00e5 fastighetens \u201dkadastrala deklarerade v\u00e4rde\u201d i k\u00f6pebrevet, som kallas \u201dRogito\u201d. Skatten p\u00e5 inskrivning i fastighetsregistret (<em>imposta catastale<\/em>) och inskrivningsskatten (<em>imposta ipotecaria<\/em>) \u00e4r p\u00e5 50 \u20ac vardera.<\/p>\n\n\n\n<p>F\u00f6r sekund\u00e4rbost\u00e4der (<em>seconda casa<\/em>) \u00e4r registreringsskatten 9% och till\u00e4mpas p\u00e5 fastighetsv\u00e4rdet om k\u00f6paren \u00e4r en privatperson, eller p\u00e5 k\u00f6peskillingen om det \u00e4r ett f\u00f6retag. Inskrivningsskatten och skatten p\u00e5 inskrivning i fastighetsregistret \u00e4r 50 \u20ac i varje fall.<\/p>\n\n\n\n<p>Registreringsskatten \u00e4r f\u00f6renad med en minsta betalning p\u00e5 1 000 \u20ac.<\/p>\n\n\n\n<p><strong>2)<\/strong> <strong>\u00c4garskatterna<\/strong> omfattar <strong>NUOVA IMU<\/strong> (skatt p\u00e5 \u00e4gander\u00e4tten till fastigheten) och <strong>TARI<\/strong> (avfallsskatt).<\/p>\n\n\n\n<p>Endast <strong>\u00e4gare av f\u00f6rsta bost\u00e4der \u00e4r undantagna fr\u00e5n Nuova Imu f\u00f6r fastigheter<\/strong> som <strong>inte klassificeras som lyxbost\u00e4der<\/strong>.
