Where we are

The Pinelli Estate - or Tenuta Pinelli as we are known locally - sits in rolling hills facing the Cilento National park in the region of Campania, Southern Italy.

Approximately 90 minutes south of Naples International Airport, and 40  minutes from the Amalfi/Salerno airport

The coastal town of Agropoli, known as the gateway to Cilento is only minutes  away and borders with with Capaccio, Castellabate, Cicerale, Laureana Cilento, Ogliastro Cilento, Prignano Cilento and Torchiara. The town is few kilometres from the Ancient Greek city of Paestum.

It includes the hamlets (frazioni) of Frascinelle, Fuonti, Marotta, Mattine, Moio, Muoio, Madonna del Carmine, San Marco, Tarullo and Trentova.

 

What we offer in your exclusive luxury home

Tenuta Pinelli extends to a combined area of over 30 acres of olive groves, vineyards with lemon and fig trees scattered throughout the property.

 

Il Rifugio, Vila Velius and Casa Tramonto are carefully positioned on the estate to provider privacy from each other.

 

Il Rifugio, our first property, completed after 18 months of painstaking restoration, has transformed this 300 year old traditional stone built country house into to a four double bedroomed fully ensuite, luxury home fully and carefully furnished to provide ever comfort and luxury.

Outside , over 150 m2 of south facing terraces lead to a fully heated infinity swimming pool and separate jacuzzi.

 

Vila Velius, that pre dates il Rifugio, was the original farm cottage on the estate. Sadly the ruin was beyond restoration so we have rebuilt it using modern techniques but at the same time respecting the traditions of stone, chestnut birch and beech to create a sumptuous two bedroomed hideaway - Velius is latin for hidden.

The ground floor has been completed to create full open plan with a centrally placed stone staircase leading to two double fully ensuite bedrooms, each with their own Juliet balconies.

Outside, a 100m2 terrace envelopes the heated infinity pool with views due south through the valleys of the cilento national Park.

 

Casa Tramonto. There is something extraordinarily beautiful about watching the sunset over the island of Capri. Indeed every sunset here is extraordinary and as the seasons flow into each other the colour change dramatically. That is why we chose the name ‘Sunset House’

With spectacular views across the sea and the National Park, Casa Tramonto offers even more space and luxury than our first two properties.

5 double ensuite bedrooms in total, full underfloor heating, full house air conditioning, carefully selected antique Persian carpets and 18th century hand picked antique furniture throughout.

In contracts the modern fully equipped kitchen compliments the sumptuousness and luxury found throughout the property .

Outside, the gardens and terraces extend to the front and side of the property where you can relax or dine in the separate garden portico, and stone steps lead to the trademark infinity heated swimming pool.

 

What we offer for your collective share ownership

 

Each property is fully furnished throughout, including all dining and kitchen equipments, cutlery, crockery and cookware, cotton bedlinen, all bathroom towelling, hand towels and swim towels.

Each property is fully managed to include all services and utilities, all cleaning and laundry and pool management, all gardening and estate management of olive groves and vineyards

All local taxes and full property insurance.

Every aspect of the running and management of the properties is organised and managed for you.

 

We manage and organise the occupation of the property to ensure each and every owner arrives to just relax during their occupation, and we also manage the rental or letting on behalf of owners should they choose to offer any of their weeks for rental to paying guests.

Each January we produce an expected budget or forecast of the running costs of the property calculated on the preceding years costs plus a 10% uplift. Therefore each owner ays only 10% of this total as their annual management and operating cost. For example 2019 Il Rifugio per owner is expected to be in the region of €3000.00

 

What does it cost for your collective share ownership

 

There is an absolute maximum of 10 shareholders/owners for each property. 

This allows for each owner to have 5 annual weeks exclusive use of their property for each share owned.

Some of our current owners own multiple shares to provide them with 10 or more weeks exclusive use each year and the option of enjoying rental revenue for unused weeks.

 

Il Rifugio  GBP£120.000 for each 10% share ownership

 

Vila Velius  GBP£  95.000 for each 10% share ownership

 

Casa Tramonto GBP£ 155.000 for each 10% share ownership

 

 

What if’s? The frequently asked questions [faq’s]

 

Isn’t this just time share under another name ?

This is important as the collective-ownership purchasing model should not be confused with timeshare arrangement.

Once the share purchase is made, the owner has an owned asset and, as with any bricks and mortar purchase, those shares are a generational asset that can be sold or passed on to family members. 

 

HOW  ARE THE 5 WEEKS ALLOCATED ?

Every October the management company invite the owners to submit their requests for the coming year. the 5 weeks are separated into one 2 week continuous period in the [20 week]peak season with the 3 remaining weeks in the [30week] low season.

To ensure equality and fairness the priority of choice is given on a rotating basis so everyone eventually gets first choice.

 

what extra costs are involved over and about the share purchase price ?

It is conditional that you seek and appoint your own independent legal council. we are happy to introduce the legal firm that has already successfully and satisfactorily advised all of our existing owners. 

The additional costs to expect therefore are :

  • The costs of your legal counsel
  • UK Government stamp duty currently 0.5% of the share purchase price
